The Icon Faridabad · Buyer Q&A
What is the stamp duty for commercial property in Haryana?
The current rate structure
Haryana levies stamp duty on commercial-property transactions in urban municipal areas at 7%: 5% basic stamp duty + 2% additional cess. On top of that, the buyer pays a 1% registration fee at sub-registrar registration. Rural-area rates are lower (5% total + 1% registration), but most of Faridabad's commercial inventory — including the entire NH-19 corridor where The Icon sits — falls in the urban municipal limit. Rates are notified by the Haryana Revenue & Disaster Management Department and can be revised in the state budget cycle.
Worked example — ₹84 L anchor unit at The Icon
For a 300 sq.ft. Level-1 anchor retail unit at The Icon priced at ₹84,00,000 net BSP, the indicative stamp duty and registration cost works out as follows: Stamp duty (7%) = ₹5,88,000; Registration fee (1%) = ₹84,000; Total registry cost ≈ ₹6,72,000. This is paid at the time of conveyance deed registration, separate from BSP and applicable GST. Buyers should budget this in the cash-flow plan alongside the booking amount and milestone instalments.
Women buyer rebate — where it applies
Several states offer stamp-duty rebates for women buyers — Haryana too provides a concessional rate for women-owned residential properties in many bands. However, the rebate is largely structured around residential property; commercial-property purchases by women typically attract the full 7% urban rate. Always confirm with the registering sub-registrar's office before committing the funds — the schedule of exemptions is updated periodically and rebate eligibility is tied to ownership-share percentages.
Practical guidance for the buyer
Three things to check before paying stamp duty: (1) the current Haryana stamp-duty notification — you can verify the rate at haryanaregistration.gov.in; (2) the value on which duty is calculated (transaction value vs. circle rate — whichever is higher); (3) whether you have any joint-ownership or inheritance structure that affects the rate.
