Zones in the master plan
The primary retail block houses Level-1 anchor units, inline retail across the upper levels, a multiplex, hypermarket, food court and family entertainment centre. Footprint is in the western half of the site, set back from the NH-19 frontage to allow a generous drop-off plaza.
A circular fountain plaza connects the residential, mall and hospitality drop-offs. The plaza is the main pedestrian gathering point and acts as the visual anchor of the project as viewed from NH-19.
The hotel block sits along the southern flank, with its own service entry and a separate hotel drop-off, so that hotel guests and mall visitors don't share the same approach lane during peak hours.
Set above the retail and hospitality podium, the residential tower has its own dedicated drop-off and exit on the western edge — entirely separated from the mall traffic. All flats are front-facing per the developer's brochure.
Multi-level mall parking is reached via a dedicated entry ramp from the service road. Service vehicles, fire-tender access and back-of-house docking are routed through separate ramps along the rear, keeping the front-of-house experience clean.

How to read this floor plan
- ▸The Mathura Road / NH-19 frontage runs along the right edge — units fronting this edge enjoy direct highway visibility, the strongest commercial attribute on the level.
- ▸The central atrium opens vertically — Level-1 anchor units around it get spill-over footfall from upper levels and from the main entrances at ground level.
- ▸Yellow-shaded rectangles are inline retail; larger uncoloured rectangles are the anchor units being sold under this Level-1 anchor configuration.
- ▸Unit numbers shown on the brochure are placeholder labels; the developer assigns final unit numbers in the sanctioned plan at the time of booking.
Floor-by-floor breakdown
Ground level
Mall and hotel drop-off plaza, entrance lobbies, retail signage zone. The most-visible storefronts to NH-19 traffic.
Level 1 — Anchor Retail
Large-format anchor units fronting the highway side, with the inline retail concourse running through the central atrium. Direct visibility from the main entrances. This is the level being sold at the indicative ₹28,000 / sq.ft. net BSP.
Upper retail levels
Inline retail, hypermarket footprint, and the start of the F&B concourse leading into the food court.
Multiplex & F&B level
Multiplex theatre + alfresco F&B promenade. This level acts as the destination footfall pump for the rest of the mall.
Hospitality podium & above
Hotel lobby, banqueting, board rooms, fine dining. Above the podium, the residential tower rises with limited-inventory homes.
Indicative composition per the developer's brochure. Final allocation of multiplex / F&B / hospitality levels may be revised per sanctioned plans and tenant onboarding.
Carpet area vs super area
The 300 sq.ft. figure used in the indicative pricing refers to the chargeable area at the developer's rate. Carpet (usable) area is typically lower than chargeable / super area in any Indian mall configuration, with the difference accounting for shared circulation, atrium voids and common-area apportionment. The exact carpet : super ratio for any specific Level-1 anchor unit at The Iconwill be confirmed in writing in the buyer's agreement. RERA Act 2016 mandates carpet-area disclosure at the time of sale — please verify before signing.
